What Does Internet Showing Mean?
Agents look at how many people are looking at a listing online - are they looking at photos - is there an inquiry. What does all this "looky loo" really mean. How deep the look is into the information is what is important. Put a home on the front splash of a major search engine the hits go way up but it is not targeted to that particular looker. In the case of recent weather - it is generating interest. Some people actually use pictures looking for decorating ideas. It all ties into what are you neighbors doing and how can I look without them knowing mentality IN ADDITION TO THE ACTUAL BUYERS LOOKING. If a home gets loads of interst but no one actually going to the home or an offer - then this is clear the price is too high. If no one is actually looking - then is the price high or the advertising pushing the wrong buttons? Do not be quick to drop prices but do not be stuck either - realistically look at the advertising and what does it say? Who is the target audience? I often have my 20-30 year old clients and kids look at this to evaluate from their interest level. What I think is important might not to someone else.
Use the information as just another piece of the advertising pie that you can change rapidly and continually to keep the attention fresh.
